Historically, only the very wealthy, foundations, endowments and corporations had the financial resources available to invest in commercial real estate through the ownership of individual buildings. However, the REIT structure, enacted through 1960 legislation, provided affordable access to commercial real estate for many individuals.
Cole believes a non-traded REIT is one of the easiest and most efficient ways to invest directly in commercial real estate without having to commit the significant capital required to purchase individual properties. Non-traded REITs are not traded on an open exchange and therefore are not subject to the day-to-day market volatility that is often unrelated to the value of the underlying assets.
